Process of Houses

Realtors, refi options, assumption, buy out, and comm. prop settlement compliance. How to avoid a standstill, does doc itself transfer or pay it should transfer? Putting the house on the market, attention to the market, especially refi. Declaration of separate property and cash deed, especially specific language, double declarations and intervening spouse. Separate property house, community property notes, community property house, separate property note, successions and community property.  Distribution of sale proceeds when the property is community (too be held in family law attorneys trust account until final settlement or other agreement), and the effect of refinance on classification of obligation/asset.
